EasyOfferMaker
Privacy Policy
Effective date: October 29, 2026
Last updated: October 29, 2026
EasyOfferMaker (“the App”) is provided by Penn Global LLC (“we”, “us”). This policy explains what the App does and does not do with your information. Questions: .
The short version
- The App has no user accounts and no login.
- The deals you analyze are stored only on your device. We run no server that stores your deals, and your deal numbers never leave the phone.
- The App itself contains no analytics SDK, no telemetry, no crash reporting, no advertising, and no tracking of you across apps or websites.
- Two features send content you give them to a third party, and only when you start them:
- The AI read sends a document photo or the text you provide (a mortgage statement or listing) to Google to pull out the figures. The numbers come back and are saved on your device.
- The property lookup (only in versions where it is turned on) sends the address you enter and an anonymous subscription identifier to our lookup service, which queries property-data providers to fetch sales, estimates and public records. It does not send your deal math.
- When you buy Pro, your purchase history is processed by Apple or Google and by RevenueCat so the App can tell that Pro is active. It is tied to an anonymous identifier, not to your name or email, and RevenueCat also uses it for its own purchase reporting.
- We do not sell or share your personal information, and we do not use it for targeted advertising.
- Your data is deleted whenever you want: Settings → “Delete local deal data and settings”, or by uninstalling the App. It clears this phone, not files you exported and not your subscription.
- The third parties involved are: Apple, Google and RevenueCat (your subscription), Google (the AI read), and, for the property lookup, our lookup service with RentCast and Serper.
What the App stores on your device
The App saves the following locally, in the operating system’s app-private storage. It stays on the device and is not transmitted to us:
- Deal analyses — the deal name and any property details, purchase price, ARV, repair, holding and sales figures, including the seller’s loan figures you type (loan balance, monthly payment, interest rate, arrears), and the results the App works out from them.
- Your branding details — the name and phone number you optionally enter in Settings so they appear on exported PDFs and summaries.
- Your buy box — the acquisition criteria (price, rehab, ARV, and market limits) you optionally enter in Settings.
- Your thresholds and defaults — the deal gates and starting values you set in Settings.
- Usage counters shown only to you — for example how often you stopped partway through entering a deal and how long your deals take, displayed on your own Settings screen. They are never sent anywhere.
- Free-tier bookkeeping — a count of deals saved, and internal feature toggles for test builds.
The App requests no location, contacts, microphone, or advertising permissions. It uses the camera and photo library only when you choose to take or pick a document photo for the AI read; it does not otherwise browse your library. If you use backup or restore, the App accesses only the specific file you pick or create through the operating system’s file picker.
Information you choose to send elsewhere
The App can export a deal as a PDF, copy a summary to your clipboard, start an email draft, and write a backup file. In each case you choose the destination, and the information leaves the App through the operating system’s share, mail, print, or file interfaces. Once it reaches another app or service (your mail provider, cloud storage, a message thread, a printer), that app or service’s own privacy terms govern it. We receive no copy.
Reading documents and looking up properties
Two features send content you provide to a service that processes it. Each runs only when you start it, and neither sends the deal math you type.
- AI document read (available now). When you take or pick a photo or screenshot of a mortgage statement or listing, or paste its text, the App sends that image or text to Google’s Gemini service to read out the figures (loan balance, payment, price, and the like). This happens only when you start a read. We do not keep the image or text on a server of ours; the extracted figures return to the App and are saved on your device. Google processes what is sent under its own terms and may retain it according to its policy.
- Property lookup (only in versions where it is enabled). When you look up an address, the App sends the address and an anonymous subscription identifier to our lookup service, a small server we operate (a Cloudflare Worker). That service:
- checks your subscription with RevenueCat;
- sends the address to property-data providers RentCast and Serper to fetch recent sales, an estimate, taxes, and public records; and
- keeps only anonymous counts of how many lookups you have used, to enforce your monthly allowance. It does not store your deals or your deal numbers.
If you add a sold listing you found, a screenshot of that page goes to Google’s Gemini service the same way the AI read does. Results return to the App and are saved on your device.
Third-party processors for these features: Google, RentCast, Serper, and Cloudflare as the host of our lookup service.
Subscriptions and payments
Pro subscriptions are sold through the platform app stores and managed with RevenueCat, a subscription infrastructure provider. When you purchase, restore, or renew a subscription:
- Apple App Store / Google Play process the transaction and your payment details. We never receive or handle your payment card or billing information.
- RevenueCat, Inc. validates the purchase receipt and stores the subscription record so the App can tell whether Pro is active, including a pseudonymous app user identifier that RevenueCat generates, purchase and transaction data, and basic device/platform information (such as operating system version and country) supplied by the store or SDK.
We do not set your identity in RevenueCat, and the App does not enable collection of the device advertising identifier (IDFA/AAID).
These providers act as independent controllers of the data they collect. Their policies:

- Apple — https://www.apple.com/legal/privacy/
- Google — https://policies.google.com/privacy
Analytics and tracking
The App contains no analytics SDK, no crash or performance reporting service, no advertising network, and no cross-app or cross-site tracking. We build no profiles, and no usage data about how you use the App reaches us.
Two honest exceptions. First, which is why the store labels say “Purchases”: RevenueCat reports on purchase data (subscriptions started, renewed and cancelled) in its own dashboard, and we see those subscription figures. That is reporting about purchases tied to an anonymous identifier, not about what you do inside the App, and it exists only if you buy. Second, where the property lookup is enabled, our lookup service keeps an anonymous count of how many lookups you have used, so it can enforce your monthly allowance. It is a number tied to an anonymous identifier, not a record of your deals or what you looked up.
How long we keep information
We keep next to nothing. Data stored on your device stays there until you delete it. Subscription records held by Apple, Google, or RevenueCat are retained under their own policies. Where the property lookup is enabled, our lookup service holds only an anonymous count of the lookups you have used, to enforce your allowance; it stores no deals and no addresses.
Deleting your data
Because there are no accounts and no server-side copy, deletion is fully under your control:
- In the App: Settings → Delete local deal data and settings (the confirmation button reads “Delete deals and settings”). Every saved deal, your branding details, your buy box, your thresholds and defaults, and your usage counters are permanently erased from this phone. This cannot be undone.
- What that does NOT reach. The button clears this phone’s deals and settings. It does not reach:
- PDFs and backup files you already exported — they live wherever you saved or sent them, and the App cannot touch them. Delete those copies yourself.
- Your store subscription — deleting your data does not cancel it or refund it. Cancel through Apple or Google (Settings → Manage subscription opens the right page).
- Two small numbers kept for the free tier — a count of how many deals have been saved on this phone, and the date Quick Estimate was first opened. Neither identifies you, neither is sent anywhere, and clearing them would hand back a free allowance the App has already given. Uninstalling removes both.
- Uninstall the App to remove all of its local storage, including those two numbers.
- Subscription records held by Apple, Google, or RevenueCat are not ours to delete. Contact and we will pass a deletion request to RevenueCat on your behalf; Apple and Google deletions go through your store account.
Your rights
Depending on where you live, you may have rights to access, correct, port, or delete personal information, and to be free from sale or sharing of it. We hold no personal information about you ourselves (no accounts, no server, no copy of your deals), so in-app deletion satisfies these requests for everything on the phone. The one record that exists elsewhere is your purchase history with the stores and RevenueCat, tied to an anonymous identifier rather than your name; we can ask RevenueCat to delete its copy on your behalf. For that, or for any question about this policy, contact . We do not sell personal information, and we do not share it for cross-context behavioral advertising.
Children
The App is a professional tool for real estate investors. It is not directed to children under 13 (or under 16 where that is the applicable age), and we do not knowingly collect information from them.
Security
Your data is protected by your device: the App relies on the operating system’s app-private storage and the platform’s encryption. Use a device passcode and keep your device software current. No method of storage is completely secure, and backup files you export are only as protected as the place you store them.
Changes to this policy
If this policy changes we will update the effective date above and publish the revised version at this address. Material changes will also be noted in the App’s release notes.
